When To Use This
This script is specifically designed for a listing appointment where the homeowner has explicitly stated they are interviewing two or three different agents. Use this to position yourself as a strategic consultant rather than a salesperson, emphasizing your process over empty promises.
The Opener
"Thank you for inviting me into your home at [Address], [Name]. I know you are speaking with a few other professionals this week, and I truly appreciate the opportunity to show you exactly how my approach to the [Market] market differs. My goal today isnât just to give you a number for your home, but to demonstrate the specific strategy we will use to navigate the current inventory and secure the most favorable terms for your move. Shall we start with a quick tour so I can see the features through a buyer's eyes?"
The Qualifying Questions
- "Aside from the final sales price, what is the most important outcome for you in this move?" This tells you if they prioritize speed, convenience, or specific contractual terms like a lease-back.
- "When you think about the other agents youâre meeting, what is the one thing youâre hoping to hear that would make your decision easy?" This identifies their specific pain points or expectations they have of an agent's performance.
- "How do you prefer to handle communicationâdaily updates, weekly summaries, or only when we have a specific milestone reached?" This establishes your professional standard and ensures you align with their service expectations.
- "Based on your own research, what do you feel are the three biggest selling points of [Address] that we must highlight to potential buyers?" This gauges their emotional attachment and reveals what they believe the value drivers are.
- "If we found the perfect buyer tomorrow but they requested a 60-day closing period, how would that impact your next steps?" This tests their flexibility on terms and clarifies their actual move-out timeline.
Handling The Three Objections
Objection: "The other agent said they could get me a much higher price."
"I understand that a higher number is very appealing. In this market, any agent can suggest a high list price, but ultimately, the buyers in the market determine the final sales price. My focus is on a data-driven pricing strategy that creates a sense of urgency among those buyers. This often leads to more competitive offers than overpricing and sitting on the market until a price reduction is forced. Does it make more sense to start with a price that attracts qualified buyers or one that drives them toward your neighbors' listings?" Why it works: It shifts the focus from the agent's opinion to market reality and buyer behavior.
Objection: "Will you cut your commission since I am interviewing others?"

The Close
