Listing Presentation script for a first-time seller nervous about pricing
By Edi Shek (NMLS# 216981)A compassionate listing presentation script for first-time sellers anxious about home valuation and market volatility.
Use this script during a listing consultation with a first-time seller who is showing signs of pricing anxiety.
When To Use This
Use this script when you are sitting with a first-time seller who is worried that their home might be undervalued or that they are leaving money on the table. It is not appropriate for sellers who have multiple prior transactions or those who have already set an unrealistic price expectation that contradicts market data.
The Opener
[Name], thank you for having me over. I know that selling your first home is a huge milestone, and it is completely normal to feel nervous about how to price it correctly. My goal today is to look at the data together so you can make a decision that feels safe, smart, and aligns with your goals for the future.
The Qualifying Questions
- What is the most important factor for you in this saleāthe highest possible price or the speed of the transaction? (Identifies their core motivation: profit versus convenience.)
- Have you been tracking other sales in [Market] recently, and if so, what stood out to you? (Gauges their level of market research and potential bias.)
- What specific plans do you have for the proceeds from this sale? (Helps you understand the financial pressure they may be feeling regarding the target price.)
- If the market shows us a range of value, where do you feel most comfortable starting? (Puts them in the driver's seat and reveals their risk tolerance.)
Handling The Three Objections
Objection: "I saw a home down the street sell for $X, so why is my value lower?"
I completely understand why you would look at that property for comparison. Every home has unique features, updates, and conditions that affect the final sale price. Letās look at the specific characteristics of your home at [Address] compared to that one so we can see exactly how the market differentiates them.
This works because it moves the conversation from an emotional feeling to a factual, comparative analysis.
Objection: "Iām worried that if we list at this price, weāll sell too fast and leave money on the table."
That is a valid concern, and it shows you care about maximizing your equity. We can certainly discuss a pricing strategy that leaves room for the market to respond, while ensuring we remain within the range where buyers are actively searching. Would you like to review the current buyer activity data for this price bracket?
This works because it validates their desire for more money while introducing the concept of market demand as a partner rather than an enemy.
Objection: "I need a specific amount to make my next move work."
I hear you, and it is my job to help you get as close to that goal as possible. While we cannot control the market's response, we can control how we position your home. Let's look at the financial range we are working with and see what adjustments, if any, we can make to your strategy to help you reach that target.
This works because it shifts the focus to strategy and options without over-promising a specific sale price.
The Close
[Name], based on the data we have reviewed today and your goal of [Goal], I am confident that a listing price of [Price] creates the best opportunity for a successful sale. Are you ready to move forward with this plan? If you aren't quite ready today, what is one piece of information you need to feel 100% confident in this decision?
Delivery Notes
- Use a slow, calm, and empathetic tone throughout the presentation to lower the seller's anxiety.
- Do not rush through the data; allow the seller time to process the numbers.
- Maintain eye contact when addressing their fears to show you are present and listening.
- Avoid using "salesy" language or aggressive pressure tactics.
- Keep your body language open and inviting to build trust.
Compliance Reminders
-
Never guarantee a specific closing date or a guaranteed sale price; use terms like "market value" and "estimated range."
-
Do not discuss interest rates or loan products; refer those questions to a licensed mortgage professional like Edi Shek (NMLS# 216981).
-
Ensure all advertising and presentation materials adhere to the Fair Housing Act by focusing on the property features rather than demographic characteristics.
