When To Use This
This script is ideal for contacting an open-house visitor you've previously reached out to, but who hasn't responded to initial calls or emails. Use it to re-engage respectfully and offer value, without sounding pushy, focusing on being a helpful resource in their home search journey.
The Opener
Hi [Name], this is Edi Shek. I'm a mortgage loan originator and we met recently at the open house for the property at [Address] in [Market]. I'm calling because I wanted to follow up and see if you had any questions from that visit, or if anything about your home search has changed since then.
The Qualifying Questions
- "Since we spoke at the open house, have you had a chance to visit any other properties that really caught your eye?"
- This question indicates their current level of activity and evolving preferences.
- "What was it about the [Address] property that initially drew you in, and what were your overall thoughts after seeing it?"
- This reveals their specific desires and potential non-negotiables in a home.
- "Thinking about your ideal timeline, when are you hoping to be settled into a new home?"
- Establishes their urgency and helps understand their planning horizon.
- "Have you had a chance to speak with a mortgage professional recently about your purchasing power or financing options?"
- Identifies if they are pre-qualified or need guidance on the financial aspects.
- "Are there any specific aspects of the home-buying process that you're finding particularly challenging or confusing right now?"
- Uncovers specific pain points where you can offer direct expertise and support.
Handling The Three Objections
Objection: "I'm just looking."
I completely understand that. Many people start their search by just exploring options, and that's a smart way to begin. Often, understanding what's financially possible can help refine your search criteria, making the 'just looking' phase even more productive. My goal is simply to be a resource for you without any pressure. If you're open to it, I could share some insights on current market trends that might affect your search, or even outline some common financing steps, so you're well-informed when the right home comes along.
Why it works: Validates their position, offers useful information without pushing, and positions you as a helpful expert.
Objection: "I already have a lender."
That's perfectly fine, and it's smart to be working with someone. Often, my clients find it valuable to have a second set of eyes on their options, just to ensure they're considering everything available, or to get a different perspective on their overall strategy. There's no obligation, of course, but sometimes a brief chat can highlight something new or simply confirm you're on the best path. Would you be open to a quick, no-pressure comparison call, just to make sure you're fully confident in your current plan?
Why it works: Respects their current relationship, offers value through comparison/validation, and focuses on their benefit.
Objection: "I'm not ready to buy right now."
I appreciate your honesty, and that's absolutely fine. Many of my clients aren't ready to buy today, but they're planning for it in the future. The market is always evolving, and understanding what steps to take now can make a big difference when you are ready. For example, if you're looking to buy in the next 6-12 months, we could discuss how to optimize your financial profile, or what types of properties might be best suited to your future goals. Would it be helpful to have a brief conversation about a future-focused plan, so you're perfectly positioned when the time is right?
Why it works: Validates their timeframe, focuses on future value and preparation, and keeps the door open for continued engagement.
The Close
Given what we've discussed, would it be helpful to schedule a brief, no-obligation call next week – perhaps Tuesday or Wednesday – to explore some personalized financing scenarios for you?
[If they say not yet] If now isn't the right time for that, perhaps I could send you a brief email outlining a few general financing insights that often surprise first-time buyers, just to keep you informed?
Delivery Notes
