Cold Calling script for renters whose lease ends in ninety days

Use this script when calling a list of apartment dwellers or renters exactly three months before their lease expiration date.
When To Use This
This script is designed for initial outreach to individuals currently renting at [Address] whose lease is approximately 90 days from expiration. This 90-day window is the 'sweet spot' because it allows enough time for a mortgage pre-approval and a standard 30-to-45-day home search without the pressure of an immediate move-out date. Do not use this script if the tenant has already signed a renewal or if they are in the middle of a long-term lease, as the urgency will not be present.
The Opener
"Hi [Name], this is [Name] with [Market] Mortgage. I know I’m calling out of the blue, but I’m reaching out to a few people in the [Address] area because I noticed your current lease might be coming up for renewal in about three months. I wanted to see if you were planning on staying there for another year, or if you’ve started thinking about what your next move looks like?"
The Qualifying Questions
- "If you could change one thing about your current living situation at [Address], what would it be?"
- This identifies their 'pain points' and motivation for moving (e.g., more space, a yard, better parking).
- "Have you had a chance to look at what is currently available for sale in [Market] within your desired monthly budget?"
- This gauges their market awareness and whether they have been actively browsing listings.
- "When you think about the transition from renting to owning, what is the biggest question or concern that comes to mind for you?"
- This reveals their primary hurdle, whether it is credit, down payment, or the complexity of the process.
- "Do you know the exact date you need to give notice to your landlord if you decide not to renew your lease?"
- This establishes the hard deadline for your timeline and creates a sense of professional urgency.
- "Have you ever had a professional 'Rent vs. Buy' comparison done to see how your current [Address] payment stacks up against a mortgage in today's market?"
- This opens the door for you to provide value through data rather than just a sales pitch.
Handling The Three Objections
Objection: "I don't think I have enough saved for a down payment."
"That is actually the most common concern I hear. Many people are surprised to find there are programs in [Market] that require much less than the traditional twenty percent down. My role is to show you what those options look like so you can decide if the numbers make sense for you. Does that sound like information that would be helpful to have?"
- Why it works: It validates their concern without being dismissive and pivots to your role as an educator/resource.
Objection: "The market is too crazy right now; I think I'll just wait and renew for another year."
"I completely understand wanting to wait for the perfect moment. The challenge many renters face is that while they wait, rents in [Market] continue to rise. Would you be open to a five-minute look at the 'Cost of Waiting' so you can see how another year of renting might impact your long-term goals?"
- Why it works: It introduces the concept of opportunity cost without using high-pressure tactics or promising future market changes.
Objection: "I'm busy right now, can you just email me some information?"
"I certainly can, but I want to make sure I don't clutter your inbox with things that don't apply to you. If I could ask two quick questions about your goals, I can tailor that information specifically to the [Market] area and your timeline. Do you have sixty seconds?"
- Why it works: It respects their time while creating a 'micro-commitment' to stay on the phone and provide qualifying data.
The Close
"Based on what you've told me, it sounds like it’s at least worth exploring your options before you commit to another year of renting. I’d love to put together a customized Homeownership Roadmap for you. It takes about fifteen minutes to go over, and by the end, you'll know exactly where you stand. Would Tuesday at 4:00 PM or Wednesday morning at 10:00 AM work better for a brief strategy call?"
Fallback if they say 'Not yet':
"I totally understand. Timing is everything. How about I send you a checklist of the 'Top 5 Things Every Renter Should Know Before Their Lease Ends' and I'll follow up in thirty days just to see if your plans have shifted?"
Delivery Notes
- Pacing: Keep your delivery brisk but not rushed. You are calling a stranger, so you want to sound like a professional who is respectful of their time.
- Tone: Maintain a helpful, consultative tone. Avoid sounding like a telemarketer; instead, sound like a local neighbor who has valuable market data.
- Empathy: Acknowledge that moving is stressful. Phrases like "I know the 90-day mark can feel like it's far away, but it sneaks up fast" build rapport.
- Avoid Jargon: Don't use terms like 'DTI,' 'LTV,' or 'Escrow' in the first 30 seconds. Stick to simple concepts like 'monthly payment' and 'move-out date.'
- The 'Pause': After you ask the opening question, stop talking. Let them answer fully so you can identify their real needs.
Compliance Reminders
- No Rate Quotes: Do not mention specific interest rates or APRs during this cold call. Focus entirely on the process and the 'Rent vs. Buy' comparison.
- Equal Housing: Ensure your delivery and service offer are consistent for all prospects, regardless of protected class status, in accordance with the Fair Housing Act.
- No Guarantees: Never promise that a prospect will be 'approved' or that you can 'guarantee' a closing by their lease expiration date. All timelines are estimates based on their unique situation.
