When To Use This
This script is ideal for homeowners looking to sell their current residence and purchase a smaller, more suitable home, where the equity from the sale is critical for the new purchase. It is not suitable for first-time homebuyers or those purchasing an investment property without selling their primary residence.
The Opener
Good morning/afternoon, [Name]. Thanks for meeting with me today. My goal is to help you understand the most effective strategies for navigating the unique challenge of selling your current home while simultaneously purchasing your new one here in [Market]. We'll discuss how to make this transition as smooth and financially sound as possible.
The Qualifying Questions

Handling The Three Objections
Objection: "I'm worried about selling my home before I find a new one and having nowhere to go."

We can analyze your current income and expenses to determine if qualifying for two mortgage payments, even for a short period, is feasible for you. If not, we'll explore alternative financing structures or a more synchronized sales strategy with your agent that removes the need to carry both simultaneously. It's about finding the pathway that best suits your financial comfort and goals." Why it works: Validates the client's thought, offers to analyze without promising, and suggests alternatives based on the analysis.
Objection: "I'm not sure if now is the right time to sell my current home and buy a new one."

While I can't predict the future, I can help you understand the current lending environment and how that might impact your purchasing power. We'll also collaborate with your real estate agent, who can provide expert insights into your local housing market and help you assess the best timing for both transactions. Why it works: Acknowledges uncertainty, offers collaborative expert input (LO + agent), and focuses on current data and personal strategy rather than market timing.
The Close
Based on what we've discussed today, [Name], I believe the most effective next step is for us to complete a full mortgage pre-qualification. This will give you a clear understanding of your buying power and the financing options available, allowing us to build a precise strategy for linking your sale and purchase. Would you be comfortable moving forward with that today?
Fallback if "not yet": "I understand. If now isn't the right time for a full pre-qualification, perhaps we could schedule a brief follow-up call next week to answer any further questions that come up and see if you're ready then?"
